Kasian – Silvera

Silvera for Seniors is a not-for-profit organization with more than 55 years of providing Calgary’s seniors with affordable, independent living. Silvera’s core values have been the foundation of their exceptional housing for seniors, and the decision to renovate their existing space honours their mission to uphold a caring, positive environment for their residents. In 2017, Silvera partnered with Kasian to create a master plan to revitalize Spruce Lodge in central Calgary. The property, originally built in the early 2000s, was in need of an aesthetic refresh to give it is interior a contemporary feel. Since all of the resident accommodations are studio suites, the common spaces at Spruce Lodge are a vital part of the facility’s community. Kasian’s goal was to develop the master plan of an environment that aligned with Silvera’s mission – to help seniors live their best life by building a community that embraces home values, wellness, and physical activities. Although a lofty goal, the project’s biggest challenge was to complete the building upgrades without disrupting the daily lives of the residents and building operations. An additional challenge was making sure that the project remained precisely on budget.

Kasian – Revera

The joy of home is the ability to live in spaces that feel like your own; a place where you can continue to grow, thrive and learn new skills. This is what Revera wanted to achieve when they asked us to design McConachie Gardens. They asked Kasian to create a home that promotes interaction, nurtures social connections and helps residents to make new memories. With human-centred design at the heart of our vision, the remarkable design incorporates concepts of hospitality with cues of ‘home’, giving residents a place that they can call their own. Revera wanted to create a home that would be flexible enough to meet the demands of younger elders, but also be adaptable into a long-term care facility over time. Along with the goal of creating a beautiful design that blended with the surrounding community, Kasian wanted to find the balance between hospitality and the medical requirements for aging residents. The studio worked with Revera to understand how the homes operated in their existing communities. By leveraging our ‘in-between thinking’, Kasian found a balance between contemporary residential design and more practical requirements, such as security, medical, and cognitive care. Their answer was a design that met the demands of ageing residents in a non-traditional way. By focusing on creating communal spaces with high functionality and flexibility, the studio’s design provides residents with as much variety as possible for their activities.

Kasian – 240 Fourth

QuadReal was redeveloping BP Centre, a 1980s building in the heart of Calgary with a dated look. QuadReal’s goal was to attract tenants through redesigned public spaces and the addition of tenant amenities. QuadReal engaged people to apply our Lifescape™ thinking and explore a new identity for the building, unlocking the building’s full potential and attracting new tenants. Natural light was scarce in the 30,000 square-foot public environments, with limited window exposure hidden beneath deep soffits. Previous renovations were disjointed and Kasian sought to create a welcoming experience. Rather than undertaking a series of independent renovations, Lifescape’s™ holistic approach was used to develop a long term, phased master plan to change the property’s identity. This work included the main public areas, tenant amenities, building circulation and out to the building exterior. By rebranding the building from BP Centre to 240FOURTH, and leveraging our Lifescape™ methodology, Kasian sought to create a meeting place in the city for Calgary’s evolving business community. 240FOURTH would become a gathering space for idea exchange in a setting of casual luxury, a point of departure to signify Calgary’s journey into the future.

Kasian – Metro Vancouver

Metro Vancouver wanted to embrace the latest design and technology as they moved into a brand-new building, leaving behind their previously enclosed workspaces. Metro Vancouver engaged Kasian to develop an office of collaboration, knowledge sharing, and internal cultural development, while also giving them spatial flexibility for the future as the nature of office work evolves. Metro Vancouver staff were initially concerned about an open-plan concept, so the pressure was on to create a viable alternative to a closed environment. Metro Vancouver’s Board of Directors includes the mayors of the 21 municipalities they support. Working in the public sector, Metro Vancouver faces media scrutiny and public pressure, so all expenditures had to be justified while also adhering to sustainability principles.

Kasian – Absorb Software

Absorb Software is a global innovator in cloud-based learning management systems that have experienced recent rapid growth. The team works hard and plays hard, and CEO Mike Owens wanted to create an environment to reward his employees with a workplace that supports wellness and social culture. Kasian were engaged to create Absorb’s headquarters in a new location, the landmark TELUS Sky building in Calgary. The challenge was to design a space that enabled collaboration and social connection across five floors. Absorb also wanted to ‘live their brand’ boldly through the design. Kasian facilitated employee workshops to carefully assess the potential qualities of their new office. Technology, amenities, appropriate use of space, and creating a place that nurtures talent were all key considerations. This research informed an intuitive and friendly design that balanced work and play and could evolve with the company’s growth.

Kasian – Jim Pattison Centre

Evidence-based design research confirms that for medical facilities, connection to nature, abundant natural light, simplified wayfinding, and increased patient control can have a positive impact on patients. These enhancements can reduce patient stress and anxiety, shorten lengths of stay, and improve patient outcomes – all of which were goals that Fraser Health and BC Healthcare Solutions wanted to achieve with the Jim Pattison Outpatient Care and Surgery Centre in Surrey, B.C. The complex public-private partnership (P3) completed with Bouygues and Bird needed to push the boundaries of patient-centred care and efficiency. For inspiration, Kasian looked to the forest and, perhaps surprisingly, to the airport. Efficiency, ease of use, and provincial LEED Gold sustainability standards all had to be delivered on a short timeline. Designing an outpatient facility comes with its own set of challenges, as well – it is where life-changing moments take place. As a result, Kasian wanted to make the experience of moving through the building as stress-free as possible for patients and their families, and without a ‘clinical’ feeling. Visiting clinicians, who may or may not be familiar with the building’s layout, needed to be able to experience a clear, intuitive way of working in the 188,000 square-foot facilities. Additionally, each floor had to be reconfigurable while still allowing for uninterrupted airflow, climate control, and the movement of people and equipment.

Kasian – Transformation in Calgary

Kasian were engaged to help Enbridge expand across 19 floors of office space – in the process, the studio helped them to shift from a traditional, static office plan, to a highly collaborative and engaging work environment. The goal was to improve communication and decision-making and stimulate workplace creativity. In addition to developing a new ‘look and feel’ for the space that reflected the company’s brand and culture, Kasian also had to account for the increased workforce numbers of a rapidly expanding company. And, as a phased-construction project, work took place floor-by-floor within a continuously operational facility. The project was internally known as O.N.E. (Our New Environment), reflecting Enbridge’s desired cultural shift towards greater cohesiveness. The basis for this expansion and transformation was a set of master planning templates to create modular designs. Closed offices that once served 60-70 people per floor became open-plan spaces that accommodated over 100, while also providing increased team collaboration spaces in a variety of settings. A contemporary and timeless look and feel was created with Enbridge’s brand colours, serving as cues to activity – reds and yellows were used for community and collaboration spaces.

Employee-owned engineering practice Morrison Hershfield took what could have been a typical corporate office relocation and turned it into a daring – and successful – digital workplace transformation. Kasian guided and empowered their client every step of the way, transforming how this market-leading firm would work and collaborate. When the current way of working doesn’t necessarily feel broken, it can be difficult to see the need for a fix. But, Morrison Hershfield was seeking more than just a physical move and embraced the opportunity to evolve how they carry out their day-to-day work. This forward-thinking practice looked to accelerate its transition to a technology-enabled and design-driven workplace. This shift not only impacted the daily habits and goals of around 300 staff members that needed to be explored and mapped out, but the in-between spaces beside desks, offices, and meeting rooms that were used to store rolls of drawings had to be defined, planned, and optimized.

Kasian – YVR

For the past 11 years, Skytrax has named Vancouver International Airport (YVR) the best airport in North America, as chosen by passengers. The architecture’s intuitive, contextual design makes even the most infrequent passengers feel comfortable and confident. Kasian relationship with YVR started over 25 years ago with a high-quality washroom renovation, and they haven’t stopped working with the Airport Authority since. The studio has become an extension of the YVR team, weaving the ‘Land, Sea and Sky’ narrative into the very fabric of the airport. They have led multidisciplinary teams on many diverse projects, including landside and airside operations from terminal expansions and renovations, to hold rooms, new gates, passenger processing, and baggage-handling infrastructure. The challenge is to create an intuitive design with the right balance of storytelling, decision making, and resting points to optimize flow and overall experience – it’s choreography, much like a dance. In conjunction with YVR’s team, Kasian participated in the development and implementation of a thematic master plan that reimagines the airport as a series of chapters, telling stories of British Columbia’s land, sea and sky. Each new project begins with a collaborative design workshop where they create a vision around a compelling story and integrate YVR’s functional needs into the narrative.

Kasian – Edmonton Federal Building

On the north-east side of the Alberta Legislature grounds stands a proud piece of Canada’s heritage: the Edmonton Federal Building. Originally constructed in the 1950s as Western Canada’s federal offices, this Art-Deco building is revered as one of the best enduring examples of this style of architecture in the country. After it was purchased by the Government of Alberta in the ‘80s, the building sat empty for decades. In the early 2000s, the government began its restoration, updating and converting the space into provincial government offices with a beautiful new plaza. The building is a showpiece of great pride for the grounds and a public gathering space for the community of Edmonton. Kasian philosophy for the Edmonton Federal Building project was driven by the equal importance of both the interior and exterior of the building. The studio facilitated multiple design workshops and discussed ideas to ensure Kasian approached this project from a high level, drilling down to the details and interiors. Kasian contrasted small-scale spaces within the building with a large entrance pavilion featuring tall windows and natural light. Large wooden columns spread across the shiny new atrium-like trees, while a living green wall caressed the lobby. The studio also created an 11th-floor hosting pavilion with panoramic views of the city and the legislature grounds.
